who we are

Established in 2009, Capital Asset Lending is one of the largest licensed mortgage administrators of non-traditional residential mortgages in Canada, serving investors, mortgage brokers, and borrowers. We manage three funds: Mortgage Company of Canada Inc. (MCOCI), First Mortgage LP (FMLP), and First Mortgage Trust (FMT).

Our conservative underwriting approach focuses on prime credit scores and lower loan-to-value (LTV) ratios. We focus on entry-level homes located in urban areas with high demand and low supply. We work directly with third-party mortgage brokers to provide mortgage solutions to individuals and families that are looking to purchase or refinance a home.

Each of our funds has an investment strategy focused on capital preservation and delivering a stable monthly return. MCOCI, FMLP, and FMT provide investors who are interested in an alternative investment class uncorrelated to public markets with an opportunity to participate in a portfolio of professionally managed high-yielding mortgages.
